Most “Yas Island” maps just show the theme parks and the F1 track and call it done. Useful for tourists with three hours. Useless for anyone deciding where to stay for two-plus nights. The island actually breaks into five distinct neighborhoods, and the gap between staying in the right one vs. the wrong one is a 5-minute walk vs. a 30-minute drive each direction.
This is the breakdown we send to guests choosing between a Casa Duna stay and the alternative.
1. Water’s Edge (the canal-walk core)
This is where Casa Duna’s apartments are. Mid-rise residential towers along a man-made canal, 5–7 stories, with a 1.2 km canal-side promenade lined with cafés and restaurants. The vibe is Mediterranean coastal village rather than Dubai high-rise — low-rise, walkable, real residents living there year-round.
What’s in it: Brew & Beans on the canal, Spinneys grocery, a Carrefour 5 minutes’ walk, two pharmacies, a small clinic, a couple of clean dentists, three salons, two laundries, a daycare. Real-world infrastructure.

- Yas Mall: 5 minutes
- Yas Marina Circuit (South Grandstand): 8 minutes
- Yas Bay / Etihad Arena: 10–12 minutes
- Yas Beach: 12 minutes by car (too far to walk in summer)
Who it suits: Anyone who wants the island without the hotel-resort experience. Families that want to walk to dinner. Couples doing F1 weekend. Long-stay guests. Anyone who values “going for coffee at 7 AM in pajamas” over “being inside a resort.”
2. The Marina (W and Yas Hotel)
The luxury hotel district, inside the F1 circuit. W Abu Dhabi straddles the track — half over land, half over the marina, lit up at night like a UFO. Crowne Plaza Yas and Yas Hotel sit on the same strip.
What’s in it: ICONS Lounge at the W, Garage Restaurant, the rooftop pool, Hakkasan, day-club Stills. Direct boardwalk to Yas Marina and the F1 paddock for ticket holders.
Walking distance:
- F1 paddock: in the building (W) or 3 minutes (Yas Hotel)
- Yas Mall: 8 minutes
- Ferrari World: 10 minutes
- Yas Bay / Etihad Arena: 12 minutes by car (10 minutes’ walk along the boardwalk, longer at night)
Who it suits: F1 paddock-pass holders who want to walk to qualifying in five minutes. Couples doing a luxe weekend. Business travelers. Not great for families — kid amenities are limited and prices are 3–5x equivalent holiday-home options.
Note on F1 weekend: the W is the only hotel on the actual track. Rooms quadruple-price 4–6 months before the race. Book a year ahead or stay in Water’s Edge.
3. Yas Bay (the waterfront entertainment district)
The southern tip of the island, opened phased between 2020 and 2023, anchored by Etihad Arena. The newest of the neighborhoods. 3 km boardwalk along the Gulf, dining and nightlife clustered along it, Yas Plaza concerts and events.
What’s in it: Etihad Arena (18,000-capacity venue, year-round headliners). Hilton Yas Bay and Marriott. 30+ restaurants — Asia Asia, La Mar, Garage, Lock Stock & Barrel, Hunter & Barrel, L’Antica Pizzeria da Michele, Bua Thai, Bushra, Daikan. CLAP nightclub.
Walking distance:
- Etihad Arena (when you’re staying in Yas Bay): in the neighborhood
- Yas Mall: 12 minutes by car, too far to walk
- Ferrari World: 12 minutes by car
- Yas Marina Circuit: 8 minutes by car
Who it suits: Concert weekenders who want to stumble back from Etihad Arena. Couples who want restaurant variety on their doorstep. Groups of friends who want nightlife. Less ideal for theme-park-focused families (you’re a 12-minute drive from Ferrari World).
4. The Theme Park strip (Ferrari World, Warner Bros., SeaWorld)
The cluster between Yas Mall and the Sheikh Khalifa highway. Ferrari World, Warner Bros. World, SeaWorld Yas Island, Yas Waterworld, plus the Yas Mall complex. Mostly attractions and parking lots — there’s no real “neighborhood” feel here, just back-to-back theme park entrances.
No hotels in this immediate cluster — the nearest are Centro Yas (3-star, budget, 2 minutes by car to Ferrari World), Park Inn Yas (also budget), and Yas Plaza Hotels (Crowne Plaza Yas, Park Inn, Centro Yas — all in a cluster called Yas Plaza).
Who it suits: Multi-day theme-park families. If you’re doing 3 parks in 3 days, a Yas Plaza budget hotel cuts your walk to Ferrari World to 4 minutes. The trade-off is that you’re 10–15 minutes by car from waterfront restaurants and 8 minutes from the F1 track.
5. The northern tip (Yas Beach + Yas Acres)
Yas Beach is a kilometer of public Gulf-front sand at the northern end. Yas Acres is a recent residential and golf-course development further north (most guests don’t stay here — it’s primarily for long-term residents).
What’s in it: Yas Beach (free public access, lifeguards, calm Gulf waters). Yas Links Golf Club. The new Yas Bay Marina extension.
Walking distance: Not really. You drive to Yas Beach (12 minutes from Water’s Edge) — it’s worth the trip but not a place to stay.
Who it suits: Day trip from anywhere on the island. Don’t book accommodation up here unless you have a car and want quiet over convenience.

Rule of thumb: anywhere off the island doubles those numbers because of bridge ingress, especially during F1 weekend, school-run hours, and major Etihad Arena events.

Is Yas Island the same as Abu Dhabi?
Yas Island is part of Abu Dhabi emirate but on its own island, connected by bridges. The Abu Dhabi mainland is 15 minutes’ drive south. Saadiyat (Louvre, beach) is 20 minutes west. Dubai is 90 minutes north.
Which neighborhood is best for first-time visitors?
Water’s Edge. It covers theme parks, F1, restaurants, and the marina from a 10-minute walking radius. Doesn’t lock you into a single use case.
Where do locals actually live on Yas?
Water’s Edge, Mayan, Lamar, Ansam, and Yas Acres. The Marina and Yas Bay are mostly hotels and short-term rentals.
Is Yas Island walkable in summer?
August daytime highs hit 42°C+. Most walks are limited to early morning, late evening, or air-conditioned indoor connections (Yas Mall has a connector to Ferrari World). Water’s Edge to Ferrari World stays walkable year-round because the canal walk has shade and is mostly evening-friendly.
